Hillside Site and Ground Preparation

The property required significant leveling works to create a stable foundation layer.

Implemented measures included:

Removal of approx. 900 tons of soil (approx. 1 meter depth)

Installation of approx. 1,500 tons of recycled crushed stone

Approx. 65 truckloads to establish a stable load-bearing layer

These measures ensured long-term structural stability and adequate load distribution.

Infrastructure and Drainage

Infrastructure works were technically demanding, as the public sewer system in the adjacent street provided limited depth, requiring drainage solutions with minimal gradient.

In addition:

3 mandatory cisterns were installed for rainwater retention

All drainage planning was implemented in accordance with local regulatory requirements.

Sales Structure

Due to its rural location in Usingen (Taunus), the project was sold entirely to owner-occupiers.

The development was fully marketed and completed without remaining inventory.
